This is going to be a great addition.

I'm not entirely happy about the subtraction -- the sale of the Jackson Hole downtown property, and the six properties going to Premiere (the PE Miami Beach and the five UE homes) -- but I'll reserve judgment until I get a good handle on overall availability once all of the Signature/Platinum properties are in the same system next week.

I am pumped about the amazing assortment of properties, though.

Desties -

Which six properties are moving to Premiere? I had heard roughly 7 were moving and have some guesses but haven't heard anything was decided.

Are you concerned about availability post-merge given the 2 week membership option?

Sandman, I posted the properties in a different thread here.

Beyond the Trump in Sunny Isles (formerly PE Platinum), the UR homes moving over will be two in Lake Tahoe, one in Naples, one in Scottsdale, and one near Beaver Creek (Arrowhead in Colorado).

My concern here is that six homes are leaving Platinum to go to Premiere and another (Jackson Hole) is being sold, while the member count remains the same. So the member-to-home ratio is betting bumped up (just as I'm sure that Premiere members will be grateful to see the member-to-home ratio head lower).

I realize that some of the UR members are on the 14-day bronze plan, so it's fair to count them as half members. And I should emphasize my earlier point, that I'll hold off on judgment until I actually see this in practice. Still, this is a material subtraction of capacity. It's why I'm mildly concerned, but I have enough faith in PE -- and now UE -- to rectify the situation if availability levels do tank.

Thanks for the update.

Do you know much about the UR homes coming to Premiere, particularly the Tahoe and Beaver Creek locales? Ski availability is a main concern with joining and that should help though having 3 Tahoe properties is waayy more than is desired.

This should help Platinum folks longer-term as you'll get new properties to replace your lesser valued ones.

As for the Reserva Conchal property, how can HCC get in to the same development as Signature? Are the property sizes/locations different? Wouldn't they normally be alongside a Premiere home rather than Signature? If they are in the same spot as Sig, does that make them a better deal to join or a much bigger risk of going belly up? (Or both?)

Reserva Conchal is a huge development, with a wide range of homes ranging from $500K on up... The UE Premiere property is very similar to the HCC property; a 2500 sq. ft. condo; the UE Signature property is a 4600 sq. ft. house (plus 1200 sq. ft. of terraces and a private pool)...

There is a big difference. The Signature property is 4,700 square feet (with another 1,200 square feet of decking, including an outdoor kitchen). The Premiere property is 2,500 square feet (at least the leased location until the home being built is complete, don't know the size of that one). The HCC property is 2,000 square feet.

Different clubs withing the UE family often have homes in the same development. Like the three at Watercolor in the Florida panhandle.

Here is the info from the PDF file on the UE site about the ski properties going to Premiere.

The Beaver Creek property is in Arrowhead Village, here are the specs:
• 1 mountain lodge
• 1,485 square feet
• 2 bedrooms,
2 bathrooms
• Outdoor heated pool
and hot tub
• Gas fireplace
• Deck and patio with views of
mountains and Edwards Town
• Ski-in/ski-out access

As for the Tahoe properties, I don't know which 2 of the 3 in Signature are going into Premiere (though one would assume it is the smaller ones), but here is the spec sheet that covers all three:
• 3 lodges
• 852 to 5,063 square feet
• 2 to 5 bedrooms,
2 to 4½ bathrooms
• Outdoor hot tub
• Gas/wood-burning fireplace
• Outdoor deck
• At Squaw Valley (ski-in/ski-out)
or Incline Village

it has to be the two 2 bedroom units at squaw peak as the large house at incline village had been an elite property until recently. The beaver/arrowhead property also makes sense since its value was well below other UE Signature properties. I am now wondering thought how UE Signature will have sufficient ski properties. Will UE transfer the former PE Elite Deer Valley property which is not ski in and ski out to Signature as there is only one Signature property and 3 Elite properties at present.

I wonder if this is the property? The UE website names this home 'Panorama', and the square footage and golf course location match the description... But the price is only $862,000 - $1,039,000; far below the $2M level that Signature is supposed to be... Also unclear what views this home has; the UE site mentions 'great views' but doesn't specifically mention ocean views, and this ad mentions 'beautiful golf course and mountain views'... That would really be a MAJOR bummer if the Premiere home and the HCC home have ocean views, and the Signature home has a golf course and mountain view...

My best bet for UE Signature would be...

Virtual Tour the New Development Villas del Mar from Reserva Conchal

As the unit has distant ocean views from the hills, UE did not describe it as oceanfront.

Then again, I am not sure of this one is on a golf course or not...
