i saw the numbers 460 and 475 elsewhere, so not sure why that says 450.

Question- with the rapid growth in membership, I can't imagine that Quintess (or any other club for that matter) can maintain a consistent member/house ratio. Even ignoring the research and/or development time, once you factor in escrow periods, etc there is always a delay. So does Quintess buy ahead of the curve so that member/house ratios never go above 6/1 or does Quintess buy after it has the members to support an additional residence? If the latter, I would guess there would be periods where availability would suffer greatly, especially if there was a growth of 10% in a 2 month period.

I can't speak for other clubs but at ER prospective members are placed on a waitlist until new properties are released in order to maintain the ratio. Members do not join ahead of new properties being added.
