Default Quintess, LRW Overview

Quintess, LRW takes the country club model and applies it to vacation homes. Their members pay a one–time membership deposit and annual dues, then have access to an amazing portfolio of multimillion–dollar residences — all located in the types of places you want to visit the most. They’ve also designed the Club services to make your life easier, even when you’re traveling outside the Club’s portfolio of homes.

From the beginning, Quintess, LRW has been about being the best — not the biggest. The Member–driven approach, service innovations, and partnerships with other leading organizations set the standard.

Quintess and Dream Catcher Retreats merged in September 2006 and then the Club formed a partnership with The Leading Hotels of the World, which included The Leading Residences of the World, in December 2006. The Club is called Quintess, The Leading Residences of the World. Quintess began accepting members in June 2004, Dream Catcher Retreats in January 2005 and The Leading Residences of the World, Ltd. in the summer of 2005.

Does anyone else wonder how it is that the Quintess business model can accommodate $4 million homes with lower membership and annual fees than Exclusive Resorts? It seems that Exclusive Resorts homes are in the $3 million range. I've heard that Quintess members are allowed to also invest in the company in addition to the upfront membership fees. Would that additional investment allow for more upscale quality of homes?

ER buys properties in bulk, at a fair amount below market value, so they could flip and make quite a profit, and indeed they have sold some of their properties in the past.

Steamboat Bill said ER is now claiming (unofficially) to have an average value of $4MM, and perhaps between appreciation and properties like RC Kapalua, where the current sales price is $3.8MM, maybe that is actually accurate.
