Club: Quintess | I would definitely recommend a second membership in Quintess if you can afford it and if you want the "Wow" factor--all the homes (outside of the ones in cities) I have been to have the wow factor Napa--Cuvee, Private Reserve, Grand Cru Los Cabos, Casa Arricefes, Casitas Hawaii, Kolea The city ones are great for "business" NYC, London and are in great locations-but using days in 2 bedroom condos with 1500 sq ft doesn't compare with 4-6,000 "estate" homes where clients and guests "mouths drop" with the "Oh my God, this place is incredible" They got rid of Santa Fe ( because a 3 bedroom condos) because the LRW homes did not make the grade. Once you have stayed at home with "wow" you can't go back to "very nice" |

Club: Quintess, LRW | It really is quite a walk, and as the home is on a hill so the return walk is strenuous, but it is beautiful! You would have to call a cab and they will come to the home to pick you up. It is very easy but you can't just go outside and hail a taxi. There are a couple of restaurants within a short walk from the home, and the Piazza de Michaelango is a very short walk (10 minutes) with stunning views of Florence. (The view is on the website) The great thing is that the view out the dining room window is of the Tuscan countryside! You think you are miles from the city. We rented a car and explored towns in Tuscany almost every day. We went into downtown Florence only once as we had visited it before and it was quite overrun with tourists. | OTOH theyre doing the 5 3BRs in NYC (3rd done soon?) which is impressive. only solstice has a 3BR in NYC. |

Club: Quintess | "Absolutely" 3 bedroom should be the target for all cities homes or at least putting in two twin beds. For a family of 4--two adults and two children--as the kids get older, it can make sleeping on king beds awkward if they are boy and girl and they are "Teens" With the three bedrooms--it should be perfect |

| I need a 3 bdrm condo in NYC like I need a 20 bdrm home. NYC for me is business - and for my employees - and the same for Chicago, Boston, LA, Dallas, etc. I might view London, Paris, Rome, etc. more as a vacation/business mix use and need more space. Is there a market for a different "city" tier or a separate DC that would consist only for business use in metropolitan cities around the world? There might be tax advantages for such a concept as well. |
