Thumbs up Signing up for a second DC membership...Quintess?

We were looking to add another 20 days to our vacation portfolio. At this point, we are seriously considering a Q2 membership. With a new kid in tow, we may wait for a few months before signing up but will definitely bite the bullet before any new price increase.

Things I like about the club...

1. Well run firm on a solid footing.
2. Great cash flow
3. 800 full member cap
4. Better properties than comparable DCs at a better cost per night ratio. Similar to HCC/PE comparison on a lower level.
5. Up to 100% back five years onwards.

I'm seriously looking at the club too since I'm planning to leave my current club. On the surface it looks like the best of the rest out there to me and I know people who love it. I like that they have so many destinations - they're very competitive with the biggest clubs in that regard. But are their metrics too good to be true? I'm not sure I understand how they can afford an average of $4 million homes.

I really cannot speak to Quintess specifically, but I'm with UpgradeGirl, and I do wonder how the economics could work out. I'd love to see an explanation of that from someone at Quintess or a member. Not to sound negative, but we probably don't discuss these types of issues as often as we should, because we're too busy enjoying our memberships.

I am curious as to how they figure out their member to property ratio with so many membership levels. I would think that they may have issues with holidays. Q4 gets 2 holidays per year and Q7 get 5 holidays per year. Are there enough holidays for the members to go around?

What is your current club? I also wonder how the economics work here. I have been burned before by too good to be true.

...possibly an emphasis on average? As with all clubs, there are locations that will deem real estate at a premium, whilst other ones may be a true bargain in the scheme of things.

all i have seen is 100% refund in first year, 80% after.. like HCC..

There were times when they had 80% current value (but prices have gone down) and 100% after five years but their plans have changed quite a bit in the last two years. I think that they have always had 100% return within the first year. So I don't know what their current policy is other than 100% first year and 80% thereafter.

Did the prices go up recently? The website says that plans start at $210,000, though Q2 is already at $240,000.

I think that $210,000 is without the guranteed advanced holiday reservation. $210,000 would probably be considered Q1.
