Club: DC4MS.com | I have never posted a real estate property for sale and don't want to make that a "primary focus" of this Destination Club Forum, however, I received an e-mail from a Realtor that I met with a few months ago while on vacation in Deer Valley. I was looking for ski-in/ski-out bargains, but did not see any that I wanted to make an offer on. Deer Valley is a tough area to find deals as this area was, currently is, and always will be pretty expensive as compared to other areas. I do not know if this is a good deal or not, but they are selling it for a significantly reduced price as compared to last year and it is fully furnished. Thus, any Destination Club that is interested in buying something in Deer Valley in the $2m range should check this out. What do you think...buy it or pass on it? What club would this property be best suited for? Should we post an "occasional" real estate deal or two on this website as a "favor" to the Destination Club industry and take votes on which club should buy it or decide to pass on it? This could be fun if we create a separate forum just for property listings that you think a DC should purchase. One thing I do whenever I go on vacation is to check out the local real estate listings and ads. It is actually very interesting to see the price differences in certain areas. One of the great things about joining a Destination Club is that you don't have to buy a second (or third) home....you just had to convince your club to buy it for you. FYI - I am not getting any referrals or payments for this posting, but I would like to request a free ski week if a DC (or person reading this) buys this property as a result of this post.... ![]() Here is the e-mail ----------------------------- We previously sent you information regarding this deal in Empire Pass. Club: LUSSO Collection | Rather than my edit your post, my suggestion would be to add a poll to this thread with each of the "primary" clubs (I would think you could leave Solstice and Yellowstone out of the voting!) Would be fun to see how everyone feels about it... ![]() (Another Suggestion... add a new heading for this type of thing, possibly in "Non Destination Club" section...?)

Club: DC4MS.com | A poll is easy to add, but I like posts better as you get to justify your opinion.....sorta like American Idol....where different people can state what they like and dislike and what club should consider each property listed. I absolutely do NOT want this to turn into a MLS web site with tons of real estate posts.....I only want fun and interesting properties and desirable locations. If people enjoy this feature, I will create a new forum just for these listings. |

| if i were a property acquisition person, i would look for homes/townhomes that are ski-in/out or beachfront, and perhaps managed by luxury hotel/resorts. |

Club: ER, HCC Corporate, DHH Lite, Bud Lite (A few too many) | There are several new developments at Empire Pass, many of which have not sold out. The Lodge, which is ski in ski out start at $1.7 million for a 2 bedroom plus den. I am sure they are negotiable as they have several units left. ER has leased several of the units for the winter only, an effective way to overcome ski home shortages during the short prime time for ski destinations. |

Club: High Country Club | I think this is a good buy at $2.2m and would make a great addition to any DC that targets that price range. Deer Valley homes are big bucks and present market conditions are creating buying opportunities to clubs with cash on hand. |
