You are correct, Kage!
Quintess IS "invite only". That is not simply a marketing ploy.
While it is rare that we don't extend a membership offer to someone who is interested and has the means, it is not unheard of.
I'm sure if we take a minute, we can all come up with a good reason or two for that rule to be in place.

As for ER and lies, I'm not even going there, Kage, and I don't like the insinuation....

QM - Logistically, how does that work? Do the members vote in a 'binding election', or is there just a non-binding member poll, with management having the final say? If non-binding, do you have any stats on the concordance between member's 'votes' and actual property acquisition?

Good Question Vineyarder.
It is not "binding" per se.

Every year, after our major Harris Poll, we are faced with the top 10 new destinations that members want to see added to the portfolio. Historically we have been able to add at least 5 of those destinations, while adding homes to existing destinations.

Because we are member owned and managed, there is no disinterested third party pulling the strings behind the scenes. We do as much as we can for the members every year.

QM - Can you clarify what you mean by member owned and managed? Truly not trying to be obnoxious, but I assume Quintess is owned by some members and that some of management are also members right? That's still fine, as it does show a greater vested interest in the club, but that's what I always understood to be the case.

Not obnoxious at all, Tarheel.
Most (over 80%) of our investors are members.
Also, more than half of our board are members, as are the vast majority of our management team.
I guess I was just trying to make the point that almost everyone involved in the decisions has a vested interest in making Quintess the best club possible.

ER acts like they have no competition, but thinking about it more, i guess im not sure how i would characterize some of their statements.

Sorry, I guess I wasn't very clear in my question/assumption, so I'll phrase it more precisely. What % of members are investors and does any one investor own a large chunk of Quintess (say 20% or more)?
