vs private escapes
(30 nts) $340 > $920
(60 nts) $210 > $550

Grand Resort Properties only has four properties: Cabo San Lucas, Beaver Creek, Lake of the Ozarks, and Marco Island.

Interesting - Membership Interest is NOT available to Florida residents - I wonder why?

It looks like you can rent some of their properties:

Lake of the Ozarks - $1,475 to $2,995 per night
Lake of the Ozarks Rental - Grand House
Lake of the Ozarks Vacation Rental

Cabo San Lucas - $1,275 to $1,975 per night
Cabo San Lucas Vacation Rental - Brand New Home

Beaver Creek
Beaver Creek Vacation Rental

Does it seem odd to anyone else that an outsider can rent the properties that the members are going to be trying to reserve through the club??? It looks to me that situation would cause serious problems with availability...

It's certainly unusual to see a club renting out its properties. I don't know of any other large clubs that do rent out their homes to non members.

My take is that the club is at the stage in its evolution, when it's just growing from a group of friends who got together to buy some vacation homes - to being a more standard club.

Here's what the folks at Grand Resort said when we wrote about them "we do - on occasion - rent the houses we own on a last minute availability as our model to date indicates that past a certain point it is unlikely that our membership will fill the available nights."

a couple (not big name) clubs do say they do it.

portofino continental is another that comes to mind.
