Club: DC4MS.com | Grand Resort Properties is a new luxury vacation membership program that offers properties with an average value of $2.3 million and personal concierges. They currently have four properties: Marco Island Florida – (Madeira) 3,300 sq feet, 3 bedroom, 4 bath, beachfront, sleeps 6 guests Lake of the Ozarks, Missouri – (Grand Pointe Island) 6,000 sq feet, 6 bedroom, 7 bath, lakefront, sleeps 13 guests Beaver Creek, Colorado – (The Avondale) 2,400 sq feet, 3 bedroom, 4 bath, walk to ski slope, sleeps 8 guests Cabo San Lucas, Mexico – (Villa del Sol) 3,400 sq feet, 3 bedroom, 4 bath, 5th hole golf course location, sleeps 10 guests Their goal is to have 12 properties by the end of 2008. Membership fees are 100% refundable after two years (less exit fee). Membership Plans: Level – membership fee – annual dues – nightly usage rates – nights per year Intro - $50,000 - $2,995 - $549 - 7 Level 1 - $100,000 - $3,495 - $525 - 14 Level 2 - $200,000 - $3,995 - $465 - 28 Level 3 - $300,000 - $4,495 - $395 - 42 Corporate - $500,000 - $7,995 - $575 - 63 Although I have not spoken with the club on exactly the way the club works, I assume that if you join Level 1, you pay $100,000 and $3,495 yearly dues and a nightly fee of $525. Thus, if you only use 10 nights (out of your 14), then you only pay for the 10 nights usage ($5,250). Using simple math and ignoring the cost of capital – if you join at Level 2 for $200,000 and use all 28 nights, then your cost per night would be $3,995 + ($465 * 28) / 28 nights = $608 per night. I was in awe at the quality of the photographs on their website as the photographer used a wide angle lens and had many images taken with immersive perspectives that actually make you feel like you are part of the scene. This is a style of photography is very refreshing and should be used more frequently. I would love to know who this photographer is and post a link to his/her website. Club: ER, HCC Corporate, DHH Lite, Bud Lite (A few too many) | What a difference a photo makes! I agree this is a great photographer. I think that UE has a similar home in Signature to the one they have in Cabo and a larger home in Beaver Creek in the same resort. If you look at the photos, the Grand Resort properties look much nicer. Photographs and the internet make huge difference for evaluating a DC. The homes look nice but they only have 4. I think that it is going to get more and more difficult for new DC's to start up. Even though The Marco and the Missouri homes appear very nice, not my first, second, third or fourth choice for a vacation. The pricing appears fair. They will need more homes to compete. |
