Default Quintess and High Country Club - Potential merger candidates...

Speculation.

And as a HCC member, I would like to see them remain independent.

In today's market, the only merger that makes sense is Quintess and High Country Club.

With the Ultimate Resort / Private Escapes merger almost complete, they are the second largest club in size.

However, based on quantitave and qualitative comparisons, Quintess does have a better portfolio of homes than UE Elite with comparable dues and membership fees. The High Country Club properties are equal or better than UE Premiere with a marked difference in membership fees.

That said, a QN + HCC merger will give UE a run for it's money and would even beat them to the game. Both QN and HCC have strong marketing network and have grown at a steady clip. As they market to different segments, there would no be marketing overlap.

The club would potentially have 100+ properties with approx 800 members.

Any thoughts.

Is QN privately held like HCC? Given the setup at HCC I don't think they'd be interested in giving up their company to anyone else. If things are similar over at QN then it would be a difficult merge to enact. However, not sure either of these companies has the monetary power to buy the other or would like to?

It will be interesting to see what proves more successful down the road. DCs with a singular market focus like HCC, Quintess and ER or UE with multiple levels to appeal to a broad range of customers.

According to Halogen, QUintess just got a $210M infusion from a Forbes 400 investor. This is good news for the industry in general because of confidence in the model. However, I don't think that they will be looking to merge with HCC. Something, I think, more on their level.

Interesting speculation and I would think this merger would work much better than the PE-UR merger.

I actually spoke with Heath this morning and really grilled him about this and he 100% denied that there are any talks between HCC and Quintess or any other club about a merger.

But I would be in favor of this one if it gives HCC access to upgrade to Quintess homes on occasion.

It seems that the only advantage to the dual tier system would be to allow the 'junior' club members to upgrade to the 'senior club' if/when the member's financial situation changed or they wanted nicer homes.

One of my longterm concerns about Bellehaven's or any club is that at some point, I will want 'on the beach' locations and all ski on/off locations. To ensure you get these locations with 4000 sq ft homes and 4/5 bedrooms... the homes probably need to be pushing 4Mill.

This would be the only reason I can see leaving my curent club. If there was a 4 Mill tier within the same club, I would absolutely upgrade. (when the time was right).

So, I wonder how many members in the HCC or PE price range would upgrade to a higher tier 5 years from now? Is that a reason enough for the clubs to offer multiple tiers? To create some organic growth from within the club?
