Great spreadsheet, Sherpareport. It's amazing how much of a difference the NPV calculation makes. When you include an increase in membership deposit on exit, it logically wipes out much of your cost of capital, even at just 4% which is incredibly conservative based on price increases in the industry.

I was curious how A&K would fare, so I plugged in the numbers. A&K ends up being basically the same on a per night basis as DHH and Ultimate Signature, significantly less than ER, Lusso, Quintess, and Ultimate Elite, and more than M Private Residence, Equity Estates, HCC and Ultimate Premium.
