Club: High Country Club | They meant Cancun. Penthouse level floor in a high rise. But my understanding is they aren't planning on replacing the popular Playa properties, but I think they would want to buy and not lease eventually. |

| I wish HCC would attempt to put a 'timeline' on their 'in development' locations. I can't argue with any of those locatons as listed in their newsletter (above), but some of them are different from what they list on their website as 'in development' - most of those have been on the same list since I first looked at HCC many months ago. I'll bet members would appreciate knowing what 'year' HCC expects to open in Paris, Naples, etc. so they could plan ahead with a little more accuracy. Right now, the in development and future destinations just look as part of a sales pitch. |

Club: High Country Club, Pinnacle Yachts | It is a projection... IMHO, as much as I want more east coast locations, I am glad they did not pick up Miami, Vegas, Naples etc... till now. What may have been good for the member would have been bad for the club as a whole. HCC would be holding on to properties that would have depreciated 15-25%. There would have been cribbing about HCC not passing the net asset test. Take your pick. do you want a specific destination or do you want the club to remain healthy financially. I would appreciate that the club I am a member of is not a crash and burn club. ![]() Now that the dollar exchance value would start correcting itself as the intrest rate curve has almost bottomed out, Paris and London may be viable options 2008/early 09.

Club: High Country Club, Pinnacle Yachts | Now I am contradicting myself ![]() There are exceptions to the rule. There are times you have to buy a loss-leader to be competitively viable. That said, it should be avoided as long as you remain competitive in the market and can grow at a fast clip.

Club: High Country Club | I didn't realize there was a hotel zone in Cancun - what is the significance of that zone? I haven't been to Cancun in, well, let's leave it at many, many a moon ago. I don't want to steal HCC's thunder, but I think my understanding is they are getting close to closing on a very nice property in a high rise that has several top floors which are treated as penthouses, but aren't actually the absolute top floor, but include generous outdoor patio balconies, including, as another post mentioned a its own plunge pool, built into the patio despite being 17 or 18 floors high. It would remind you of some of those beautiful Miami-style penthouse properties other destination clubs own. I'll see if HCC is okay on me posting a link to the property - if they are going to go with the one they described to me. I hesitate to take that step now since, as you know, they've had to switch properties at destinations before - including Playa del Carmen. |

Club: ER, HCC Corporate, DHH Lite, Bud Lite (A few too many) | If you haven't been to Cancun in a while then it is very different. The hotel Zone is like Miami Beach so you either love it or hate it. Downtown Cancun is not on the water and has the commercial space and is where the Mega and the Walmart are. The northern coast of Cancun is opposite Isle Mujeres, which has a calmer beach and was the first part of Cancun to be developed. After that the eastern part of Cancun was developed and is wall to wall resort hotels. The northeast corner is the nightlife center of Cancun. There have been several new condo developments in Cancun. The first was probably Bayview Grand, where I almost bought an apartment. Several years ago, preconstruction prices for a 7000 sq ft top floor penthouse with 4500 sq ft of living space and outdoor pool and hot tub was going for about $1 million. 4 bedrooms could be had for around $500,000. It was very close to the nightlife and right across the street from Senor Frogs. After that, several condos were built just west of the northeast corner. I don't like those beaches as much as they have more rocks and calmer, more shallow water. There was also a beautiful apartment built on the southeast coast of Cancun which was built right next to the Westin. A quieter part of the strip but the apartment was beautiful. I haven't been in about 18 months and I am sure there has been more construction since. The builders of the Bayview Grand are building one on the bay side of Cancun, which is not desireable as it does not have a beach. I hope it is not there that they are buying. | wow, i had no idea. i was last there in early 2005 at the JW. looks like the bay view grand was completed in 2006. very interesting stuff. a good number of bedrooms plus a hopefully reasonably sized plunge pool would make a great property. |

Club: High Country Club, Pinnacle Yachts | There is a high probability that HCC will go with Villa La Estancia in Cancun. HCC has a history of buying units during pre-construction phase for better pricing. I would not be surprised if HCC has already booked a unit in the Cancun development.

Club: High Country Club | We enjoyed Cancun however the recent propensity for killing or beating Canadians pretty much insures that we will not return to that particular part of the world any time soon. Why the heck don't they buy more in the Caribbean??? Yeah, I'm very biased hence the screen name. |
