Default High Country Club - List of leased homes

Here is the current list of High Country Club's leased homes as of July 2008

Beaver Creek Village Hall
Breckenridge Lodge
Playa Del Carmen x 2 homes
Deer Valley – Lease with the option to purchase
Tuscany x 2 homes – Lease with the option to purchase
Costa Rica

Thus, 8 homes out of 28 homes = 29% leased

Oops...I counted 28 locations only and there are 34 individual homes.

8 out of 34 = 24% leased.

Thanks for the info. It is good to know that the Outer Banks home is an HCC-owned property as there was some speculation about it in another thread.

Unless I am missing something, there are 34 properties, which would put the leased % at 23.5%.

I guess you could call is "speculation" but I just quoted from the county real estate site and the owner is not listed at HCC or their management.

Do you think it's possible that this is the homebuilder/original owner & HCC has not shown up yet in the county records? I know that in my county it takes many months for transactions to get listed.

I will let Steamboat Bill elaborate, but if he contacted HCC & that is the current leased list...that is the current leased list.

No, I am quite sure that is not the case about the timing of the records. Maybe it's another arrangement... but still, if it's not outright ownership by the club (i.e., a full asset against our desposits) or 100% club usage it should be disclosed, don't you think? What about La Costa???

That is a good point on La Costa as I understand that one to be leased. Hopefully, Bill is up for checking on it & the Outer Banks situation. I would contact Heath but don't want to double-bombard him with questions.

* The current list is exactly the same as a list emailed last year barring Costa Rica. HCC leased homes report
* There are 34 homes that can bee booked today and 1 is in development.
* My personal speculation is that one of the Playa properties may eventually be removed from the system when Villa La Estancia - Cancun gets built.
* I think OBX was built by HCC from the ground up...
* La Costa is a condo hotel ownership. HCC allows 25 weeks to be booked on the property.

Clarification - La Costa is not a fractional. HCC has to maintain some weeks in the rental pool as required by La Costa resort.

Official HCC wording on La Costa...

"Although HCC owns our property at the La Costa Resort and Spa, HCC has limited use because the property is zoned as a condo hotel property. The addition of the 60 nights brings HCC’s total Member use per year to 25 weeks."

So, before the addition of the 60 nights, HCC had access to 16.5 weeks per year? And they call that "one of their properties"? Sounds more like they own a 3/10 fractional.

But the property goes to the rental pool for the other weeks (27) and HCC gets the percentage of proceeds from the rentals.

I would still like more disclosure on the part of the clubs (ALL clubs -- not picking on HCC here -- does thread need to be moved???). Do members know this from the beginning? I hate having to figure things out by looking at the web-site and noticing anomalies. Do they know WHICH weeks are available and which aren't? Looking at availability at La Costa only 2 weeks are available in the next 52 weeks and many weeks are already booked that are beyond members' allowable booking periods. UE has this problem, too. I think that the DCA should require all DCA member clubs to disclose ownership, ownership type, lease length, black out dates due to things like the La Costa situation, properties that are currently for sale, zoning problems requiring a property to be removed from inventory and the timing, etc. I'm not saying they need to make this public for competitors, but to prospective and current members this should be completely transparant. Members shouldn't have to be detectives or private eyes for goodness sakes!

If you look past the 52 week booking window on the HCC calendar, you will see which weeks are in the rental pool as they are not available on the calendar. The weeks that are available after 52 weeks are available for HCC members. (those with red x's past 52 weeks are in the rental pool)

HCC counts this as 1/2 a property in their member/property ratio. Sound fair to me.

The wording I posted was copied from an email that was sent out when additional weeks were added.

This info is also included in an old newsletter that can be accessed by anyone in About Us/News section of HCC website.
