HCC Outer Banks Property Review - Part 1

Review disclaimer
I’ve delayed starting this review from my long weekend visit to HCC’s new property in the Currituck Club in the Outer Banks of NC the first weekend of April 2008. I was impressed and somewhat intimidated by the scope and depth of TravelGuy’s review of HCC’s NYC Times Square apartment and have not had the time to compose such a complete review.

This review, to quote another forum member, has evolved into what is now a 3-part "epic", with Part 3 unposted or written for that matter, as of 5/04/08. In Part 1, but mainly in Part 2, I've included pictures copyrighted by the HCC photographer used for this and all of their recent destinations, Reid Rolls, with his permission for use with this review. Some of these same shots are on HCC's website, but hopefully my labeling (format approved by Reid Rolls) puts these attractive pictures in a more helpful context.

Also, while we were there, the weather was not inviting. It was rainy, overcast, or drizzly and very breezy, especially that Saturday. The heaviest rain – thundershowers, were fortunately mainly after sunset. Our best day was the first 2/3rd of the day on Friday (we arrived Thursday night) when it was pretty sunny and might have hit 68 degrees. The rest of the trip it was in the low 60s, high 50s and low 40s in the later evenings of our stay.

I am not going to penalize HCC for the weather, and for the first part of this review, I am also going to make allowances for several but not quite all punch list items I am sure they will resolve in the next few weeks. HCC scheduled a big push on these items April 8 – April 11, right after we checked out. I think this might be the first standalone house HCC opened directly from working with a builder, versus pre-construction condos or cluster home resorts like Nuevo Vallarta and Punta Mita. They’ll learn from this experience in terms of when a builder says it is a wrap versus when it is really a finished job.

Summary
This will prove to be a great destination for HCC. The house wowed my wife within minutes of walking through the front door. The Currituck Club development is a very well laid out and maintained neighborhood – nothing shabby here. For now, it is the only gated community in Currituck. The 4,700 sq. foot, 5BR, 4 full Bath and 2 half-bath home is maybe of average to slightly above average size for this residential golf community. Other than not being on the beach, or even a walkable distance to the beach, you have to really nitpick to have any serious issues with this property or its location. I will make some nitpicks in the more detailed part of the review.

Minutes within walking through the property’s front door, you feel the spaciousness of the open main living area floor plan. First rate trim work impresses immediately. Second, you are drawn automatically to the pool area, where you can visualize cocktails around the pool, the evening grilling scene, or sunning on one of the lounge chairs while the kids splash about in front of you. Though not a huge pool, it is much more than a plunge pool - plenty big enough. I’d estimate at least 20% larger than the pool at the HCC La Quinta property (but not lighted attractively as La Quinta’a pool is at night). I didn’t put a tape measure to it – maybe 25 feet and change wide and about 15 - 18 feet across – a curved irregular ellipse. Best of all, it is heated. You can control the temperature with a touch control thermostat on the side of the heating unit next to the filtering system contained in a cosmetic fence-shielded area on the Northside of the pool off the pool cement apron. The heated pool really helps stretch the shoulder season property useability. I'll sneak in one nitpick now. A built-in gas log fire pit in the pool area would also have helped for the cooler Spring and Fall early mornings and evenings. You also have a hot tub I didn’t have a chance to try. It looked like it held four comfortably, maybe more.

It is a bit of a stretch to call the property Sound water view, because there are many square acres of one to two feet above sea level scattered island marshlands between the property’s backyard and Currituck Sound. It is perhaps two miles to the edge of marsh and Sound as the crow flys from the back of the pool area. However, you do have an unencumbered view from the pool area of the horizon (no one can build behind the home), and we did get one very nice sunset from the pool area. From the balconies and windows of the second floor you can see the edge of sound in the distance. The best water view is to the northwest looking out from the second floor hallway balcony's outside views – where you need to make sure you end at least a couple of days of your visit chilling on one of two Adirondack gliders placed there with a nice cool drink in hand. That view is probably the best on the whole property looking dead center over the pool area and where you'll catch the best sunset photo opts. The privacy of the home in general is excellent as neither of the lots adjacent to the house are developed, as of now.

You can drive to the beach even at the development’s 25 and 30 mph limits in about 8 minutes, but as will be described later, there is limited parking at the beach access point. The nearest beach is under a half mile across from the main Currituck Club gate, but access to it is on private property belonging to another development. Riding a bike over (there is a great bike path throughout the whole Currituck area and the development) to the beach access point a couple miles South of the main entrance to another entrance to the Currituck Club also works (Reid_Rolls_HCC_OBX_path_from_public_access_beach_p arking_lot on Flickr - Photo Sharing!). Once you establish a beachhead the first day, arrangements can be made to set up in the same general area each day (so you don't have to haul the umbrellas and chairs). If you aren’t in a huge rush, or are hauling a lot of stuff, take the free shuttle to the beach – it runs on the half hour schedule throughout the day. Renting the bikes or umbrellas and beach chairs for the week (check the fitness center your first full day or perhaps in advance for arrangements – HCC provides you the contact information) is a better deal than for a few days. I thought I did note a couple of beach chairs in the garage.

Besides a smallish (three treadmills, one cardio elliptical machine, one stepper, and some free weights and two Universal type weight training machines) but adequate fitness center, The Currituck Club has a good sized, rarely crowded main community pool and four outdoor tennis courts and community game room (adjacent to the fitness center downstairs) near the main entrance and clubhouse, plus four other community pools and tennis courts available, scattered throughout the development - one not very far from the property. If you need a fancier, or maybe less crowded workout facility, not far away, you can pay to use nicer facilities at the Pine Island Raquet and Fitness Center, which I was told had some indoor tennis courts. The closest grocery store is just past the fitness center, about .2 miles past the entrance off 12 you can see curving on the right side of the prior picture - open 24 X 7 in season - a well-stocked Harris Teeter.

Now the summary has grown too long for a summary!

Rating and future rating speculation
I’d rate the property, as it stands today with allowances for the lay up punch list items as a 9.25 out of 10. I’m marking it down for not being on the beach, or that close to the beach, or having much of a true water view. But I’m personally just as happy to make a few beach excursions and enjoy the pool area and the rest of the property and club facilities. But a water view is still a big plus, even with the private pool. Once the pool bar is finished off in style and the punch list more-than-minor new property issues are cleared up, I’d move it up easily to 9.4. If the A/V was done to its potential I can see a 9.5. It gets plus marks for the pool area, general size, quality of interior trim and appliances, and a large game room plus some other niceties noted below. I also nick the property a bit for having to rent beach chairs and umbrellas, unless you are close enough to drive and bring your own. But as someone else noted, you aren't up at 7:00am scouting out a lounger for an ideal spot on the beach, or by the pool, as you do at beachfront resorts. You've got a guaranteed spot at the pool.

HCC members know the price range of its properties, and this property is worth at least 75% more than the HCC average, even in the current softer market there. To get true Soundfront, much less Oceanfront, in this development, a knowledgeable resident said you are looking at $750,000 to $1 million just for the lot! Once again, HCC traded for a larger property with its own pool versus a smaller waterfront location. And I can't fault their decision at all. The HCC property has at least a semblance of water and a true horizon view, while the lower tier Private Escapes, or rather Ultimate Escapes, property does not.

Key Travel Planning Tip
In season, there is another issue you need to plan around on check in and check out. Route 12 is the only way in and off Currituck. A long promised bridge from the North that would slice 40 minutes off the drive from the Norfolk airport is always 3 to 4 years away. On weekends, getting in and out of here once you turn left off 158 coming off the Wright Memorial bridge (bearing right takes you into to Kill Devil Hills) you head another 18 miles to the Currituck Club entrance. This routine 25 minute drive could take a few hours an hour or two before or after check in time or check out time on Saturdays in the prime post-Memorial Day to Labor Day season. Arriving a few hours after check in time should be better (check out Kill Devil Hills or the Wright Brothers Memorial first, or a flick at the 10 screen theatre there?). When you leave the following Saturday, get out of there early. A seasonal resident veteran told me 75% or more of the properties rented there are Saturday to Saturday – so the mainly two-lane 12 South will be a bumper to bumper chokepoint. Give yourself plenty of lead time, especially if you are racing against a flight departure time in Norfolk.

Pleasant Property Surprises
The hot water is provided by a tankless-Noritz gas powered, efficient on-demand system located in the garage. Hanging high on a recessed side wall, it frees up space versus the old style hot water tanks and saves energy costs. More importantly, on your visits, no one runs out of hot water in all those baths and showers, or for the two dishwashers or the washing machine. You might need a few more minutes for the on demand hot water to kick in, especially whoever is first up in the morning. But never running out of hot water is a bargain trade-off versus a slight wait for the hot water to start up.

Another one – especially for the Moms - two outdoor shower heads near the outdoor bar area for rinsing down kids or for getting the sand off yourself from a trip to the beach before a refreshing dip in the pool or applying a fresh coat of sunscreen. Or maybe just to cool off on those scorcher summer afternoons.

I was also impressed by very nice dimming on/off push button controls for interior lighting, including some one-touch area grouping lighting controls as well as the section-by-section ones.

The wireless internet worked well throughout the house.

I’ll do a descriptive walk-through on the house in the Part 2 of the review, before finishing off with information about things to do in the area and my nitpick list. Post any specific questions, and I’ll attempt to address them if I can in Part 2 of this review.

Note to Pwrshift - its about 21 miles to Awful Arthurs in Kill Devil Hills. Stick to the oysters and beer there, as the rest of the food was only fair. They didn't know what they were doing fixing my Manhattan either - and I don't know why I expected they might.

Excellent review ... quite enjoyed the good and the not so good points.
This should be saved in the archives for other members.

Awful Arthur's is more an experience than quality but I've found I can't order my Manhattan's anywhere without telling them "half Crown Royal and half red vermouth on ice" ... and even then bartenders make mistakes. Just last night I got one with bitters in it - yuk.

The coast line at Awful Arthur's shows an interesting variety of homes - some dumps and some palaces with a lot of them on stilts and terrific water views and/or access. Too bad HCC didn't explore buying something there.

Thanks for putting the review together. You did quite well in your effort to match the TravelGuy bar of excellence.

When you post your next segment, I am wondering what might be nearby in terms of restaurants or things to do when not hanging at the beach or house. I am also wondering what you meant by "If the A/V was done to its potential...".

You mentioned the bike paths. That sounds great. Does HCC provide any bikes at the house? Are you aware of bike rental shops nearby?

I have been to Kiawah, St. Simon's Island, etc. but have yet to visit the Outer Banks. Looking forward to more of your thoughts.

Saluki - I'll cover some restaurants and things to do in Part 2, and cover the bike rental - HCC does not provide any bikes, but there is a very convenient, though not free solution available on the bike front. I shouldn't have abbreviated A/V which is audio/visual - TVs, DVDs, XBox and sound systems. The house was wired with what I've heard called in other places a "smart box, where you have the central telecommunications, internet, cable TV, satelite radio, or other inputs centralized and redistributed throughout the rest of the house. This gives you a far better system for managing this stuff I'll discuss in Part 2. The Smartbox also gives HCC flexibility, making it much easier to switch to say satelite TV from cable, or maybe FIOS at some stage, or have both! They are aware of what they could do, and I discussed this with Casey of HCC. I understand their position, it is mainly a cost issue, but I still think with a $1.5MM to $1.6MM range property they might find some budget money to take better advantage of what you could do on the audio side in particular. They did already did address some issues I raised on the video side I'll elaborate on as well in Part 2 of the review.

I've been getting questions from several sources, so I decided to get some more information out there on this forum. There is some duplication with Part 1 as most of this was drafted 8 days or longer from Part 1 and my memory is not to be counted on - when merged into one review one day, I'll try to eliminate some of that duplication. Reid Rolls (with copyright attribution) did grant permission to use his pictures with this review.

HCC Outer Banks Review – Part 2 of 3

Overview floorplan
I would draw a rough floor plan, but I don’t have the right software to draft even a rough attempt on the right scale, and I can’t draw a straight line with a ruler. So, I’ll try it visually, descriptively.

In your mind’s eye, envision looking down at a capital H, with the horizontal connector thicker than the two parallel sides of the H. Now take lower the left leg of the H and erase it. Next, take the top right side of the H and also erase it as well. The remaining partial H which is roughly a half-swastika with a bloated center is oriented this way: the concave top of the remaining H - so an "L" is open toward due West facing Currituck Sound, and contains the pool and barbeque area. The front door is about 2/3rds of the way from left to right of the horizontal H-connector, facing East. The right vertical part of the H is on the north side of the property leaving the remaining upper left side of the H as your South side.

Now let’s work around our amputated H.
Garage
As you pull into the driveway, on your immediate lower right leg of the H is a double garage. The garage is also where you have several shelves of supplies. Cleaner, paper towels, and some hard plastic tubs the laundry service uses for towels and sheets. If you find yourself short a towel, wash cloth, or for some reason a sheet – check out here. Mother-in-law Suite
Above the garage is a large mother-in-law suite accessed by its own staircase, with its own king bed, full kitchen, except a cooktop, full bath, small pantry and two somewhat small closets. When I say full kitchen with the one exception, I mean many dishes, stemware, utensils, coffee maker, blender and microwave, dishwasher - not just a sink, counters and a few other plates and dishes. There is a game type high table and some bar stools here and a very comfortable corner sectional sofa. The bathroon here is a bit under size scale for the rest of this spacious and segregated sleeping and living area. Actually, you might put your mother-in-law, depending on her age on the ground floor, because of the stairs. This is a nice area for a couple with an infant toddler to sleep in a portable crib or on the sectional sofa.

Back to the Main Living Area - Center of the H
Let’s head down the stairs where the H horizontal connector hits the right vertical side of the H. We continue to work our way up the vertical right side of the H. This is hallway you also enter and are most likely to head down when you enter the house from the garage.

Laundry, 1st Half Bath and Downstairs Master
On this hallway, immediately to your right is a good size laundry room and also houses a in-wall smart box where the telephone and cable come into the house before being distributed throughout, including the wireless internet.

Next still heading up (West) the right side of the house is a half-bath on the right and across the hall under the central staircase is the pantry for the kitchen which is coming into view. Right as you start to enter the kitchen is a doorway on your right taking you into the downstairs master. You find here a king size bed, ample dressers and a large master bath that has double shower heads – one really a watering can pour design cascading right on top of your head – different! You also have a free-standing tub in the style of a 1910’s – 1930’s - a white cast iron soaker. The master also has about a 5X6 walk-in closet, which is where you'll find the air mattress and some extra blankets, but don't hold me to that. In the summer, the large ceiling fan will prove its value. This master opens with sliding glass doors on its western end to the patio right where the hot tub is located, which is partly covered. Kitchen
Okay, back out to the kitchen where you find a plenty of cabinets, the large island with four bar stools and custom wood top with the gas cooktop, Corian countertops, and everything you need and expect in an HCC kitchen except for enough steak knives for this size house. Microwave, blender, coffee maker, utensils, stemware, dishes - everything you get in an HCC residence as standard. The kitchen is bright with light coming in from the pool area – obviously brighter in the afternoon. The view of the pool and distant horizon toward the Sound, while you are sipping a fresh brew of java gives you that first "Life is Good" sensation in the morning. Family Room - the main downstairs living area is an open floor plan
As you head from the kitchen, heading south on the vertical H connector – on your right is a door to the pool area. Right in front of you is the back of one of two sofas (neither is a sleep sofa - no pullout sleeper sofas in the house) and two very comfortable chairs arranged in a sitting area facing the focal point gas logs fireplace that you turn on with a flip of a switch on the right side of the above-mantle cabinet housing a Visio flat screen TV. For an A/V kind of guy, I apologize for not remembering if it is LCD or Plasma. On the left and right side of the fireplace are windows with window seats (that needed cushions when we were there - perhaps now corrected?). The windows are plentiful in the house, keeping every thing bright in general downstairs. Dining area and Foyer
Finishing the center of the house is the dining area to the left of the family room area (or to your left as you walk through the front door) with eight chairs and a round rough varnish finish dining table. These furnishings have an attractive casual beach feel area, but the chairs were not nearly as comfortable as other seating in the house.

To the left of the dining room is the front foyer which also has a central staircase with a five foot seating bench, and where I think a peg coat hanger was supposed to go above the bench, but wasn’t installed on our visit (saw it in the garage - see Part 1 about the property not quite being ready for our visit, which was either the first or second stay by members at the property - HCC credited us back some days). Covered Wrap-around Porch
When you look out the front door, you see a nice wide porch with two Tuscan-yellow Adirondack chairs (a third was damaged and needed replacement or repair in the garage on our visit). The porch wraps around to your right around the about half of the South side of the house (the left side of the partial H).

Okay, let’s keep going – just reading this, you should be getting a sense of the size of this place – I haven’t even finished the downstairs yet!

Office & 2nd Half Bath
Heading back to the fireplace you see a entry way heading West up the the left side of the house into an office, where once again you have an attractive chair, as in the dining room, but which isn’t comfortable for long work sessions. The lamp here didn’t work on our visit which we reported to HCC. Also, not waiting on Part 3's nitpick section, I’d have oriented the desk to look out at the pool and not facing windows with a view of the empty wooded lot next door. This would be especially true if you had kids at the pool to keep an eye on. Of course, that pool and your friends and family harassing you for working is the drawback to not having your back to everyone if you really have work you have to do. If you use this as a community internet station, the orientation and chair are probably just fine. You can also enter the other end of the ground floor wrap around porch from the office and there is a door to the pool area directly from the office as well. Continuing west from the office you find the staircase to the gameroom on your left across from another door to the pool area. Just past that you find another half bath.

Game Room
The game room has a pool table and bar area with a full size refrigerator and second largest TV (37”?, versus at least a 46” set in the family room – I’d meant to measure, but forgot to - sorry). There is a covered mini-roulette table which could be used as a small game table, bar stools, a sofa and second floor balcony with a couple of soft folding chairs (you could also use as beach chairs - there were two more in the garage). The gameroom will be a hit, it sits above a not quite finished ground floor pool bar and snack area and the previously mentioned outdoor shower area. To confirm this location, you are on the top floor of the top of the left vertical side of the H.

Pool Area
Heading back down stairs, we can head out to the pool patio, where to your immediate left is that shower area and bar area (all covered) I’ve already mentioned. Main House Second Floor - 3 Bedrooms, Four Beds, Two Full Baths
Okay back into the house, and up the central staircase to a roomy second floor halfway and upstairs sitting area just off which is the great view balcony previously described in Part 1, but once again a pale effort compared to the pictures from Mr. Rolls: (Reid_Rolls_HCC_OBX_central_upstairs_hallway_sittin g_area on Flickr - Photo Sharing! The edge of the door you can see on the left of this next frame is to the double bed "kids' BR", Reid_Rolls_HCC_OBX_central_upstairs_hallway_sittin g_area2 on Flickr - Photo Sharing! ). This hallway or the game room are leading candidates for the air mattress - or the mother-in-law suite.

There are three bedrooms here - one almost a another master based on the generous bath with another free standing tub and shower and make-up table area - done in a very nice black tile with white flecks and streaks. A queen bed here - or is it a king? Not sure - Reid_Rolls_HCC_OBX_upstairs_second_master_queen on Flickr - Photo Sharing!, Reid_Rolls_HCC_OBX_upstairs_2nd_master_bath on Flickr - Photo Sharing!.

This "sort of" master is on your right as you arrive on second floor. Before this larger upstairs quasi-master on your right you'll spot coming off the stairs a two vanity bath with just a shower shared by the other two bedrooms which are on your left coming up the stairs. One BR has a queen at the first door on your left off the stairs, (Reid_Rolls_HCC_OBX_upstairs_queen_BR_shared_ bath on Flickr - Photo Sharing!), and the other just down the hall has two doubles, definitely with younger kids in mind, has a nice desk too, but is the only bedroom without its own flat-screen TV.
