Default High Country Club’s member to property ratio

I just spoke with Heath Kirschner at High Country Club and asked him how they determine their member to home ratio.

He stated that HCC will maintain an approximate 6-8 “private member” to property ratio and their current ratio is about 6.5 and has even dipped below 6.0 several months ago. He stated that it rarely goes above 7.0 as they are actively looking to keep ahead of demand.

Here are the different HCC membership plans:
Private - 35 nights
Affiliate - 25 nights
Associate - 15 nights
Companion - 7 nights

Therefore, it will take about 210 to 280 membership days to equal one home for a 58-77% yearly occupancy average.

Heath did not have the exact breakdown of their 350 current members, but stated that for the month of May 2008, there were 16 new members of which there were:

1 Private membership
3 Affiliate memberships
7 Associate memberships
5 Companion memberships

Thus, HCC sold 250 nights in the month of May and would represent the addition of one new property.

I then asked about future locations and only admitted to actively looking at 5 major areas including: New York City, Naples, Miami, Chicago, Caribbean and not necessarily in that order.

For some reason NYC appears to have the highest 4 season bookings at most DC's, including HCC I assume, as I heard you can't get in there until late October this year. Is that true?

I am not sure on availability, but HCC is planning on purchasing a second unit in NYC in the near future.

Also, Quintess, LRW states NYC is consistently their highest in demand property location.

No, you can go there on Monday for 4 nights . There-after it is not available until Oct.

With ER, NYC is the destination with the most reservations, however, it is usually filled with space available, not advanced reservations. Certainly ease of accessibility for a large member base and business use make this a very popular destination for ER.

I like the lower number much better than the higher number!

This could be rather problematic in locations such as the Caribbean with losing 2 months a year to hurricane season.

How many new properties did they actually add last year? How many new destinations did they actually add last year? Does anyone happen to have that information?

Our members often use NYC for one or two nights for business, or as a layover coming and going to Europe from the West Coast.
I'm sure it is a common practice for clubs with NYC properties.

Maybe it's just me, Michael, and I don't speak for DC4MS, but I'm bothered by any DC rep promoting their policies or even commenting on posts in a section dedicated to another DC firm.

I'm sure HCC reads the other sections too, but I'd be surprised if they were to post a comment on any Quintess thread. If this were widespread it could turn out to be quite a slug-fest. JMHO
