New Property: Cancun
Under Construction: The Cliffs, SC - Blue Ridge ( Expect more than 9 months to a year timeline for this one similar to OBX.)
Next in line: Naples, Sunny Isles, Chicago, NYC

Must say the news (at least for me) is great. Confirming that HCC is an excellent choice. With the new homes, the value just continues to get better.

For me, this is a bit disappointing given that Cancun was never mentioned as a new location when I was talking with HCC and it is a location I will never travel to.

I had made it clear that it was actually their future locations that were of greater interest at that time and asked questions specific to this point and was told:
- Caribbean (Cancun is NOT in the Caribbean)
- Chicago
- Additional NYC
- Naples
- Miami

So now the Caribbean isn't even on the list any more.

Things change and HCC needs to make the call on properrties sometimes. It may be that another carribean property will pop up soon enough.

It seems that the website is always a few days behind what they send out to members. We'll see what they come up with.

For the most part, HCC is doing a great job fulfilling the needs of an expanding membership. By acquiring these properties they do the following.
1) add Chicago and additional New York- Fulfill the need of additional city properties
2) Sunny Isles and Naples - always in more need for Florida properties
3) Smokey Mtns. - nice new creatvie idea
4) Cancun- least favorable to me but the pictures look great- i'm sure it will be well used.

2009 and beyond----A wish list
Once these new properties are available and running, and assuming that membership continues to increase, acquiring 1-2 Carribean propperties would have to be in my humble opinion a number one priority. Look at the reservation lists for Turks and Caicos ( only one). I'm sure HCC realizes that. Other items on a wish list might include the following in no particular order:
1) golf properties (Arizona) 2) need for more European properties 3)Special interest (Napa) 4) the Northeast ( NE Coast). 5) always the need for multiple properties based on demand.
In conclusion, congrats to HCC for a job well done and everyone has their own wish list.

I asked about another Caribbean property and they said this is high on the priority list, but they were not interested in doubling down on Turks even thought there are some great units at The Regent Grand in the HCC price range and the current property is almost always filled.

I really like The Cliffs communities and this is a great location.

Did anyone notice the cryptic message about Steamboat Ranch Home:
We have completed the renovation of the Steamboat Ranch House. We just recently were notified of some HOA issues in the community
where the home is located. We have engaged our legal council to help us resolve these issues in a timely manner. We hope to have more information in the next few weeks. We sincerely apologize for the delay in opening the Steamboat Ranch house.

I fully agree. I couldnt be happier with the new destination selections. I had been waiting for this newsletter to pull the trigger on my upgrade to Private member. Will do it now

From my vantage point, I see a tremendous number of very appealing properties in many areas. Yes, we aren't everywhere but this DC is still growing! I feel that the new acquisitions greatly complement the existing lineup and I don't feel anyone should feel that their preferences aren't being heard. Remember, more members = more locations and I'm confident that the Caribe and Euro locales will be well represented as their relative real estate values come in line with the values HCC has identified to date.

HCC properties stayed at - T&C, NYC, NV, Cabo
HCC to come - Stowe (Nov), Maui Mauka (Jan) and who knows where else!

Doesn't seem to be much new in the newsletter ... almost all I've read before from your informed posts in this BBS. Some nice to see, some appear to be speculative locations just to quiet you guys down a little. HCC must read this board too.
